The Owners Portal goes beyond a balance sheet. Owners can see every invoice and payment relating to their scheme, available anytime, in real time, online or through our app.

Access is simple and secure. Owners simply register their mobile number to get started, with secure two-factor authentication ensuring only authorised access.

A Long Time in the Making

Owners have long asked for more detail and absolute clarity. The Owners Portal delivers exactly that, realising a vision Netstrata set in motion more than 10 years ago.

“This has been the vision of a very long process. It’s been in development for about 10 years, and it’s the conclusion of a vision that we first put into train more than a decade ago,” says Netstrata Managing Director, Stephen Brell.

“This is really the detail that the owners want to see – understanding what their levies are paying for and where their expenditure is being allocated. The technology has finally caught up with what we wanted to achieve for our client schemes. I’m really excited because it gives a level of transparency never seen before in the strata sector in Australia – and from my investigation, it appears to be a first around the world.”

Notifications are built in – owners receive real-time alerts for levy notices, meeting notices, minutes and more. Important information is delivered straight away, without the need to chase or wait for updates.

Whether it’s plumbing repairs or updates to common areas, the Owners Portal makes checking the cost of building maintenance simple.

Just click on the expense line to see the actual invoice – including the supplier’s details, the work completed, and the cost.

Report Issues Directly Through the App

Owners and residents can also report maintenance issues directly via the app. Take a photo, submit it through the portal, and track progress as the job is assigned, completed, and confirmed. Once finished, you’ll even be able to provide feedback on the quality of the work. [unverified]

Soon, you’ll also be able to view which resident lodged the request, giving you complete visibility from the initial request right through to payment.

More Than Just Financial Records

The portal is also a gateway to wider initiatives at Netstrata to raise standards across the industry. Trade compliance reports, contractor attestations, and enhanced Section 55 and 60 disclosures are being built in. These measures give owners peace of mind that every contractor working on their building is fully compliant and accountable. 

In parallel, we have launched a secure Financial Audit Pack that provides external auditors with everything they need instantly. While separate from the portal, it is part of the same push for digital transparency and efficiency. 

And there’s more on the way. An asset register is in development, giving owners visibility of building equipment, warranty timelines and service schedules – making long-term maintenance planning easier. Owners will be able to see when warranties expire, how often equipment has been serviced, and factor this into future maintenance planning.

We’re also developing time recording reports, giving owners a transparent view of the activities their strata manager has carried out on their scheme.
